Complex Management Made Simple

David Wilson Property Management Ltd. manages complexes and individual villas in and around the Paphos area. Our main office premises are situated in the village of Peyia behind the Church for your convenience.

Our aim as a company is to use our experience in keeping costs down within your complex or individual properties to a level which is realistic whilst providing high standards and a level of service second to none.

The operators employed on the complex will be fully qualified in all areas but specifically in Pool Maintenance, Gardening, Electrical, Mechanical Maintenance and Building Maintenance. The company has a dress code which we ensure our regular cleaners and gardeners adhere to. They can then be easily identified as your service providers.

The following document will outline our services that we propose for your complex. A financial costing can be estimated based on the information gathered after an initial meeting at your complex.

David Wilson Property Management's Communal Complex Management can offer you:

• Collection of Communal Charges on your Complex's behalf
– Annual and 6 monthly payment requests direct to owners
• A designated Client Bank Account in your Complex's Name
– All monies paid in by owners remains the owners.
• Security, transparency and control over the account
– Monthly bank statements, debtors and creditors ledger and end of year expenditure figures provided to Committee
• Full budget figures provided
– Owners have full knowledge of where their money is being spent
• Insurance and Utilities managed by us
– We arrange transfer of services from previous management company and payments come directly from your designated complex bank account
• Qualified and knowledgeable Service Providers
– VAT registered company with CPO, electrical and mechanical engineers.

Pool Maintenance

Pool cleaning includes all chemicals for your site. We will provide you with a full set of pool records from our qualified operators, a copy of which will be kept in the pump room and at our premises in Peyia for inspection if required. This will include three visits per week all year round, and spot checks on extreme conditions. This will hopefully give you peace of mind that not only the pool is being properly cared for, but you and your guests are also safe when enjoying it.

Cleaning

Cleaning will take place on a weekly basis. Communal areas will be swept and wet cleaned as required.

Gardens

The garden area will be tended to on a monthly or twice monthly basis. Removal of all generated green waste and use and maintenance of all tools and equipment is included in our price.

Financial Planning

David Wilson Property Management will open a separate client bank account on behalf of your complex. Once your annual budget for services is agreed the total will be divided according to percentage covered area for each property and each owner will be emailed their individual charge in the form of a payment request letter, this will include the bank details for your designated account and other payment methods. Bills such as utilities and our charges are then paid directly from this account once authorisation from the Committee is given. The money held in this account will belong to residents and no money will be removed without prior consent. DWPM will monitor all transactions in and out and provide the Committee with monthly bank statements as well as a Debtors Ledger to show the level of payment and any outstanding non payers. We treat none payment of communal charges very seriously and we have a vigorous debt collection policy should we need to use it.

Invoicing

DWPM will invoice the Complex at the end of each calendar month for services provided.

Insurance

DWPM can arrange for an assessor to evaluate the site for rebuild costs/communal and Public Liability insurance and a quote can be provided on expiration of your current cover. All other Insurance requests can also be accommodated upon request.

What you as a Complex will need to do

• Organise a Committee of at least 3 Owners
• Organise a 51% vote to change to a different Management Company
• Provide us with all Owners contact details
• Provide us with general complex details:
– Number of apartments / units on the complex
– Square metreage of units if possible
– Location of meter cupboards / sewerage systems / pool plant room
